What is private money?
A hard money loan is a specific type of asset-based loan financing through which a borrower receives funds secured by real property. Hard money loans are typically issued by private investors or companies.
What is a hard Money Lender / Investor?
A hard money lender is usually a private investor who makes loans secured by real estate, typically charging higher rates than banks but also making loans that banks would not traditionally make.
How long does it take to fund a Hard Money Loan / Private Money ?
It the Private money world loans typically fund within 5-7 business days once file is complete, property has been inspected and title cleared.
Is there a Prepayment penalty?
Most of our loans come with a 6 or 12 month prepayment penalty, with an option of a 3 month or 0 prepay as well at a cost.
What is a Letter of Intent?
A Letter of Intent (LOI) for a hard money loan is used to provide a general understanding of the terms of the new hard money loan. Although this document is not legally binding on either party, it serves to put the prospective deal “in writing” and helps to avoid any miscommunication or misunderstandings.
Do we pull Credit?
Yes, credit is used to validate your monthly obligations. We mainly based our lending on your asset.
What if I have a bankruptcy or foreclosure on my record?
Since hard money loans are equity driven, a foreclosure or previous bankruptcy will not dictate the approval of your loan.
Do you verify income?
No we do not verify income since we are an asset based lender.
Can I cross collateralize properties?
Yes, you may cross collateralize properties to help meet your short term and long-term goals. This will enable you to strengthen your borrower profile and, in most cases, gives you the ability to borrow at a higher LTV.
